Prague office buildings are once again changing hands between investors this year. AFI has bought Port7 in Holešovice, the City Element and Trimaran pair in Pankrác has been acquired by the new Aurelia fund, and the Riverside Karlín complex is heading to Trinity Banking Group. Riverview office building in Prague’s Smíchov district has changed hands. The seller was US-based Invesco Real Estate, while the buyer was a real estate fund from the Amundi group, into which Komerční banka clients invest. The transaction value was not disclosed, but according to available information, the price was in the hundreds of millions of Czech korunas.
The investment group Českomoravská Nemovitostní (ČMN) is celebrating the tenth anniversary of its founding this year. Over that time, the small Brno-based company has grown into one of the three largest office landlords in the Czech Republic, with a managed portfolio worth CZK 18.7 billion and the trust of more than 20,000 investors. Prague is preparing to renovate the Kasárna Karlín building, with the renovation expected to cost approximately CZK 1.9 billion including VAT. The investment will be financed by the city through its municipal company Trade Centre Praha (TCP), which manages the property. On Monday, Prague councillors approved the launch of a tender for the preparation of design documentation, which is expected to cost approximately CZK 120 million.

Vysočany has been one of the fastest-changing locations in Prague in recent years. An area that served industry for decades and remained full of brownfield sites in recent decades is gradually turning into a fully-fledged urban district – with housing, offices, shops and public space.
