Demand for new offices in Prague is rising, but limited to selected locations

The area around Masaryk railway station, the area of Smíchov up to Stodůlek or modern office buildings in Karlín and Hagibór. And Prague 4. These are the most frequent preferences of companies currently looking for new offices in the metropolis. Demand is concentrated on locations where the tradition on the office space market is linked to the construction of modern office buildings. Other city districts or specific locations remain in the background, even with regard to the limited supply of modern working space. According to the real estate consultancy 108 REAL ESTATE, it can even be said that sufficient capacity is currently as important as the reputation of the address and availability for employees.

The administrative building Roztyly Plaza has passed inspection. The first tenants will move in during the spring.

In March, the property development and investment company Passerinvest approved the new Roztyly Plaza office building in Prague 11, directly at the Roztyly C metro station. The Prague office market has thus grown by 21,700 m² of the latest generation of offices, of which half is now available. The building offers 1,600 sqm of retail units on the ground floor. These will be occupied from April, for example by a modern canteen with a Perfect Canteen café, a pharmacy and a specialist drone shop. In addition to easy transport accessibility, a great advantage of the project is its generous connection with nature thanks to the close proximity of Krčský Forest and Nové Roztyly urban park. The architectural design of Roztyly Plaza was created by Aulík Fišer architekti.

Prague's Hybernská street: Penta Introduces Its Third Project at the Masaryčka Train Station

Prague-based developer company Penta Real Estate recently completed the construction of the Masaryčka building, located next to Masaryk Railway Station. However, their ambitions for the development of this part of the city do not end there. On the other side of the station, in Hybernská Street, the company is finalizing the hotel “The Cloud One”. The latest project involves the conversion of the neighboring former post office building, which Penta acquired from the Czech Post in 2022 for 220 million Czech CZK.
