New business park in Prague's Malešice: first phase opens in summer

Prague's market for industrial and flexible commercial space is growing. Charnwood is completing the first phase of Malešice Business Park, which is due to be handed over to tenants in July this year - and is already 90% pre-let. This speaks volumes about the demand for similar space in Prague.
The complex in Prague's Malešice offers modern warehouse, production and office space with direct access to Jižní spojka and key motorway routes. The second phase of the project, which is being handled by general contractor Goldbeck, is expected to be completed in the second quarter of 2027. The units in this phase will be smaller - from 302 to 458 sqm - and target the so-called micro-industrial market segment.
Meanwhile, the overall industrial vacancy rate in Prague is below three per cent, with no significant influx of new supply expected in the foreseeable future. Demand for flexible office space in Prague thus far exceeds supply.
