Retail parks in the Czech Republic are growing at a record pace—accounting for one-third of modern retail

Retail park construction in the Czech Republic is at an all-time high. Last year, 82,400 m² of new space was built, and another 90,000 m² is expected this year—the segment now accounts for one-third of all modern Czech retail, with a total area of 1.4 million m².

This growth is driven by a structural shift in shopping behavior: instead of large regional shopping centers, people prefer accessible retail parks in smaller towns with populations of 10,000 to 25,000. The successful formula is simple—a supermarket, a drugstore, and discount chains with direct access for cars. Among the largest owners are Saller, with 16% of the total volume, and Intercora, with 13%.

For both investors and tenants of retail space, this trend sends a clear signal: demand for smaller, easily accessible commercial spaces outside city centers is not declining.
