The skyline is changing: Passerinvest is building Sequoia, the largest office building in contemporary Prague

Prague's Roztyly is undergoing a significant transformation. The Passerinvest Group has started construction of a new office building Sequoia - currently the largest office project being built in Prague for the free market. The building is a continuation of the already completed Roztyly Plaza, which won the Building of the Year 2024 award last year.
The 11-storey Sequoia will offer a total of 33,000 sqm of office space for lease. The dynamic cascading building with a white façade was designed by the A8000 architectural studio - the same studio behind the upcoming Vltava Philharmonic project. The investment in the project is around four billion crowns, half of which is covered by the two main investors - Passerinvest and the general contractor, the Olomouc company Gemo.
The building is also thinking about the operating costs of the tenants. Heat pumps, photovoltaics, air ionizers and radiant ceilings will ensure energy-efficient operation, with service charges estimated at 84 CZK/m²/month. The top floor will then create a residential roof terrace with views of the surrounding countryside.
Completion of Sequoia is planned for 2027-2028. At the same time, Passerinvest is preparing the adjacent Arboretum residential project and the revitalisation of a four-hectare park, which will add a water area and relaxation zones to the site. Roztyly is thus gradually ceasing to be just a transport hub - and becoming a fully-fledged neighbourhood.
