Hybernská 15 changes its face: Penta builds Hybe, premium offices near Masaryk Station

Penta Real Estate has obtained a building permit for the Hybe project - the conversion of the former Česká pošta building at 15 Hybernská Street into a modern office and commercial building. The total investment will reach CZK 1.1 billion and completion is planned for the third quarter of 2028.
The architectural design is by Jakub Klaška, who was involved in the realisation of the neighbouring Masaryčka building during his time at Zaha Hadid. On the ground floor, he preserved the original arches of the historic post office building and opened them up to a transparent ground floor with shops and services. The upper floors will offer approximately 6,300 m² of office space.
The project will also attract attention with its intended rents - offices are expected to range between 33 and 40 euros per m², with a retail unit right next to Masaryk Station even going up to 60 euros per m². This reflects the current reality of the Prague market: office vacancy in the centre is at its lowest since 2020 and new premium supply is virtually absent. Hybe will thus be one of the few addresses where companies looking for prime space in the heart of Prague will actually have a choice.
